ARCHITECTURAL PART

The main building of the complex is designed as a compact volume consisting of above-ground and underground parts, technical premises, workshops and storage facilities of the theater complex, and utility rooms of the office complex. The planning structure of the above-ground part of the complex is defined by two independent blocks - theater and office, in accordance with the preliminary design stage. Facades are built on the contrasting combination of solid wall surfaces with window openings and walls with continuous glazing.

Underground Part

Layout and engineering of the underground part are adopted in accordance with the preliminary design stage; changes in structural parts, architecture, and engineering systems must be coordinated with the customer and project authors.

Underground parking is located on underground floors. On each floor, underground parking lots are divided into two fire compartments, connected by two passageways that are separated from each other by barriers providing standard fire resistance rating. Interfloor ramps are located between fire compartments, providing isolated two-way entrances and exits from each floor of the garage complex.

Underground parking lots have direct entrance and exit to the street. The parking lot is equipped with road signs, direction indicators, markings, and wheel stops. Connection between parking floors is achieved using stairs and elevators with access to the 1st floor of the building and to the street. Exits have vestibules with air pressurization. Workshops and storage facilities of the theater complex, and on the underground floor, storage and utility rooms of the office complex kitchen.

Partitions - reinforced concrete or brick. Doors - metal, fire-rated or simple with factory powder coating. Final parking finish: concrete floor with grinding - wear-resistant, resistant to petroleum products. Walls and ceiling - painting with acrylic paints over preliminary grouting. Final finish of corridors, stairs, and vestibules: porcelain tile floor. Walls and ceiling - painting with acrylic paints over preliminary putty. Railings - steel from standard factory-rolled sections, primed twice and painted twice with alkyd paints. Engineering infrastructure premises are located in the underground part: water metering units, pump rooms, and similar facilities.

Commercial zone - executed according to "shell & core" principle - bare walls, floor and ceiling, except for public restrooms. Public restroom - brick walls. Doors - wooden. Final restroom finish: porcelain tile floor; walls - ceramic tiles full height, ceiling - slatted suspended ceiling with built-in lighting fixtures. Supply and installation of plumbing equipment and accessories is carried out by the General Contractor.

Above-ground Part

Layout and engineering of the above-ground part are adopted in accordance with the preliminary design stage; changes in structural parts, architecture, and engineering systems must be coordinated with the technical customer during the design execution stage. The multi-level atrium space functionally divides two complexes (theater and office) into two independent blocks, while visually uniting them. Theater complex, office complex with technical floor.

Theater Complex

The theater complex consists of an atrium with a glass roof, theater hall with stage area and artistic block. Partitions - reinforced concrete, engineering communication shafts - brick with thickness according to regulatory documents and calculations. Stairwell doors - metal, fire-rated or simple with factory powder coating. Final finish of stairs: floor - faced with porcelain stoneware slabs with tile framing on the wall by 10 cm; Walls and ceiling - painting with acrylic paints over preliminary putty. Railings - steel from standard factory-rolled sections, primed twice and painted twice with alkyd paints.

Finishing of theater complex premises is executed according to design project (design visualization developed separately) according to "shell and core" principle - bare walls, floor and ceiling. Construction and design are performed under additional contract.

Office Complex

Office complex:

  • lobby block with cafe for 100 seats,
  • exhibition block for periodically demanded goods with premises for seminars and conferences - professional exhibitions,
  • office block,
  • hotel block - apartments,
  • staff restaurant block

The lobby block is designed as an open two-story space with a mezzanine floor balcony. On the first level of the two-story space, there is a lobby with security service and pass office. The continuation of the lobby zone is the elevator hall, distributing employees and guests to different levels of the complex. The cafe for 150 seats also belongs to the lobby group.

Final finish of entrance lobby and elevator hall: floor - faced with granite slabs; walls - painting with decorative paints over preliminary putty; Ceiling - decorative suspended from mineral composite slabs, drywall with factory painting with built-in lighting fixtures. Final finish of evacuation stairs and security service premises: porcelain tile floor with tile framing on the wall by 10 cm; walls - painting with acrylic paints; ceiling - painting with acrylic paints or standard suspended ceiling. Railings - steel from standard factory-rolled sections, primed twice and painted twice with alkyd paints.

Cafe premises are executed according to "shell and core" principle - bare walls, floor and ceiling. The exhibition block consists of separate zones that can function independently of each other. All exhibition zones have office and auxiliary premises. In the center of the office block space, an elevator block with evacuation staircase and public restroom is designed.

Partitions of elevator halls, stairs and public restrooms - reinforced concrete, brick. Doors - metal, fire-rated. In elevator hall and corridor zones, doors are glass in aluminum frames. Public restrooms - wooden or metal doors. Final finish of elevator halls: floor - faced with granite slabs; walls - painting with decorative paints over preliminary putty; Ceiling - decorative suspended from mineral composite slabs, drywall with factory painting with built-in lighting fixtures.

Hotel Block

In the center of the hotel block space, an elevator block with evacuation staircase is designed. Final finish of elevator halls: floor - faced with granite slabs; walls - painting with decorative paints over preliminary putty; ceiling - decorative suspended from mineral composite slabs, drywall with factory painting with built-in lighting fixtures. Final finish of evacuation stairs: porcelain tile floor with tile framing on the wall by 10 cm; walls - painting with acrylic paints; ceiling - painting with acrylic paints. Railings - steel from standard factory-rolled sections, primed twice and painted twice with alkyd paints.

ROOF

Roofs are executed on covering elements from modern materials with installation of final protective coating, from effective materials according to functional purpose. Final treatment - operational roof - concrete slabs or granite ceramics; non-passable roof - waterproofing bitumen welded material with sprinkling. Roof surface has internal drainage, contains elements of hydro- and vapor barrier, satellite antennas and communication equipment transceivers. Horizontal surfaces and drainage receivers, where snow and ice can accumulate in winter, are equipped with electric heating devices.

FACADE

Building enclosing structures include:

  • organization of transparent enclosing structures, including cladding of solid surfaces with opaque glass;
  • cladding of solid surfaces with granite, marble slabs and composite panels on substructure;
  • installation of door blocks and organization of entrance groups;
  • organization of railings from galvanized and factory-painted metal;
  • organization of cornices, attics and columns - from composite panels, painting, marble
  • Format and color of granite and marble, profile systems and their color, glass type and its color according to facade coloristic passport.

Transparent enclosing structures should be implemented based on aluminum profile systems. All used aluminum structures perceive acting loads: wind loads, loads from self-weight, temperature fluctuations, snow loads, and transfer these loads to building load-bearing elements. All connections and fastening points have the ability to compensate for all possible deviations in dimensions of building load-bearing elements. All loads will be calculated according to building codes.

Static calculations will be properly formatted and are part of design works of detailed design stage, which will be submitted for approval to the Customer. Final type of double-glazed window and glass and facade system is executed according to facade coloristic passport and working design documentation, which is developed and approved in established order.

STRUCTURE

Underground Part

The excavation is executed using "diaphragm wall" technology. If necessary, the limestone layer into which the diaphragm wall enters, is grouted along the contour of the future excavation for the entire thickness. Building foundations are designed as monolithic reinforced concrete slab on natural foundation. Slab thickness is adopted not more than 900mm in low-rise part of building. Under multi-story part of building, increase of slab thickness not more than 2000mm is provided in places. Under foundation slab, concrete preparation 150mm thick, waterproofing and protective screed are arranged. From foundation slab, provide reinforcement outlets for columns and external and internal walls of underground part.

External walls of underground part are designed from monolithic reinforced concrete. These walls are pressure walls for vertical waterproofing and load-bearing for supporting floors. Internal walls of underground part are designed from monolithic reinforced concrete of various thicknesses, depending on vertical load magnitude. Columns of underground part are provided with rectangular and square cross-section. To avoid risk of "punching" through floor, provide, if necessary, cushions above columns, total thickness not more than 500 mm.

Floors of underground stories are designed as monolithic beamless coffered slabs. Dimensions of load-bearing elements, shape and reinforcement are specified during development of working documentation and coordinated with customer and project authors.

Above-ground Part

Load-bearing structures of above-ground part are designed as beamless monolithic reinforced concrete frame. Vertical loads from floors are taken by columns of square/circular cross-section and walls of stiffness core and stairwells. Overall stability of high-rise part of building to horizontal loads is ensured by joint work of vertical elements of reinforced concrete frame (walls of central stiffness core with stair-lift block and zones of passage of vertical engineering networks, as well as separate stairwells located in zones of external walls) and horizontal stiffness disks of floor.

Floors are designed as monolithic beamless coffered slabs thickness not more than 300 mm. Floors can also be designed as monolithic beamless slabs with cushions above columns, if self-weight of these slabs does not exceed self-weight of corresponding monolithic beamless coffered slabs.

Columns located along contour of curved part of facade are designed with rectangular cross-section 400x250 mm from monolithic reinforced concrete and rest on monolithic reinforced concrete beam located as part of floor above the story. External walls of office part are provided in glazed structures. To them, at floor levels, decorative steel bridges are attached. Stairs and elevator shafts are provided from monolithic reinforced concrete.

Structures of theater part of building are designed as frame with load-bearing columns, external and internal walls. Floors of theater part are executed similarly to floors of office part, except for locations of large openings, level differences and local floor descents, where monolithic reinforced concrete beams are provided.

Floor under auditorium is designed as inclined monolithic reinforced concrete slab, resting on columns and beam-walls. Balcony floor is also conceived as inclined monolithic slab with console, resting on columns and console monolithic beams.

Covering above auditorium is designed on steel trusses located across the hall. Along upper chords of trusses, provide covering beams from rolled I-beams, being load-bearing for steel profiled decking. This decking is permanent formwork for monolithic covering slab, thickness not more than 150 mm.

Grid floor and stage covering are designed on steel rolled I-beams span 12 m, which rest on front and rear stage portals. Steel structures are provided from steel grade with flanges of trusses from steel grade. Corrosion and fire protection of structures is performed by painting with special fire-resistant enamels according to architectural drawings.
