General provisions RMS

Room management systems (RMS) allows guest to control lighting and climate systems. Equipment of the prominent suppliers is used for this system. ModBus is adopted as the main digital protocol inside the room and IP protocol for external connections.

Connection of RMS systems with VingCard provided by opc server and PMS system. Presence or absence of a guest is defined by algorithm of room controller using presence sensor and door opening sensor.

Control switchboard (power and controller parts) is installed in wardrobe of entrance hall and has maximum dimensions 500х700х200mm (HхWхD).

Climate control

Climate control algorithm depends on guest room status (booked, occupied and etc.), and also on the season - «Winter», «Summer». Guest room status is set by the hotel booking status by integration of RMS into hotel management system (HMS). Selection of season is executed depending on temperature of external air - comes to RMS controller from meteorological station using information network (ABMS project).

At temperature of external air lower than +12оС system will consider mode «Winter» on. In other cases - «Summer» mode.

In mode «Summer», the temperature can be increased only by the fan coil unit.

After leaving the room, temperature is changed for 2 degrees for economy. In winter temperature is lowered, in summer increased. In summer time guest can adjust temperature in the range 18 оС - 28 оС.

Automatic modes of the system work in the following way:

● Air temperature in the room is maintained by changing heat caring agent consumption by the electric drive of radiator (see table 2);

● Fancoil is permanently turned on for minimum speed to provide required level of air exchange in the room. Valves for hot and cold water of fancoil are closed. Fan coil is turned off when window is open and S2 sensor is activated.

● For lowering temperature in the room:

▪ Heating unit valve follows algorithm of external air leveling according to control algorithm of room controller (only for mode «winter»);

▪ In case when maintaining air temperature with heating unit only is impossible, room controller transfers control to hot water electric drive (or cold water depending on season) of fancoil;

▪ Further, for maintaining set air temperature regulation of fancoil fan maybe used.

● Air valves of supply and exhaust systems are controlled by room controller providing consumption as per table 1;

● Heated floor temperature is maintained as per values defined in table 1.

System goes to mode « Rented & occupied » in case of actuation of sensor of door opening.

In mode « Rented & occupied » manual climate control is allowed - setting required air temperature, required temperature of «heated floor».

In case of changing of « Rented & occupied » mode to « Rented & Un-occupied » mode system is shifted to automatic working mode even if manual climate control is activated.

Changing from « Rented & occupied » to mode « Rented & Un-occupied » is executed in case if after actuation of door opening sensor no presence is detected within 30 minutes for guest and 10 minutes for staff. In case of returning to mode « Rented & occupied », climate control system goes to the same mode which it had before turn off. After departure of guest from the room and shifting system to mode « Un-rented and Un-occupied » manual control is deactivated up to new guest.

Fancoil cut off during fire is executed by signal from fire signalization - signal comes to room controller («dry» contact normally closed). Controller cuts off fancoil. Moreover valves of supply and exhaust ventilation are closed.

Room lighting control is executed in the following way:

● DALI protocol is used for lighting control. Part of lamps is equipped with DALI built-in ballast. In case of absence of built in ballast, ballast is put into wall or furniture.

● for control of table lamp and floor lamp (lamps A) sockets controlled from switchboard. Button «Master On/Off» is used for centralized floor lamp and table lamp turning off/on.

«Master On/Off» button is foreseen for cut off all the lamps in the room. Moreover, activation of this function is executed in case of changing of RMS mode from « Rented & occupied » to mode « Rented & un-occupied » according to the following algorithm:

● State of door opening sensor is always registered. After returning to the state of closed door, countdown of suspended activation begins during which presence sensor state is controlled.

● When the sensor is actuated timer is reset and system returns to normal state - waiting for door opening.

● If during the set time the presence sensor is not actuated, the system activate function «Master Off». All lighting groups and some consumers are cut off ( more info in electrical plans). «DND» mode is not active, subsystem of climate control goes to one of the four climate conditions (see climate control).
