ARCHITECTURAL FINISHES DESIGN
GENERAL PROVISIONS
The 6-screen cinema complex is designed within a shopping and entertainment center building, complying with current building codes, safety regulations, and modern cinema requirements. The architectural layout follows cinema industry standards for auditorium parameters and equipment placement.

All cinema complex areas are equipped with automated fire protection systems, smoke ventilation, emergency lighting, adequate emergency exits, and properly sized aisle widths according to fire safety requirements.
Construction, finishing works, and engineering systems installation are performed by Landlord and Tenant according to the work responsibility matrix.
ARCHITECTURAL PLANNING SOLUTIONS

Cinema complex zones:
- Separation structure between building sections;
- Lobby with ticket terminals;
- Auditoriums;
Food service area combined with ticket sales: 1 cinema bar.
Administrative and service zone:
- office spaces;
- service and technical rooms;
- Projection room complex;

GENERAL DATA:
- Lobby level area S1: 2,000 m²
- Projection level area, technical rooms S2: 700 m²
- Total area: 3,000 m²
- Number of auditoriums: 6 halls
Breakdown:
- Hall 1 Standard = 200 seats
- Hall 2 Standard = 130 seats
- Hall 3 Standard = 130 seats
- Hall 4 Standard = 170 seats
- Hall 5 Standard = 170 seats
- Hall 6 Standard = 170 seats
Auditorium locations according to Appendix 1. Modifications subject to mutual agreement. Design sections account for independent cinema operation.
Main requirements for functional zoning:
Design separation structure between Base building and Cinema complex.
Lobby design includes:
- 2 ticket terminals
- Ticket sales integrated with food service (cinema bar)
- Cinema bar storage rooms
- Coat check area sized according to regulations
- Restrooms with compliant layouts
- Visitor access through main entrance or separate stair entrance with night operation until 04:00
Room locations according to Appendices 1, 2. Modifications subject to agreement.
Auditorium Design
Walls
Auditorium clear height from floor level between first row and screen to false ceiling:
- Halls 1, 4, 5, 6: minimum h = 9.5 m
- Halls 2, 3: minimum h = 8.5 m
- Height modifications subject to agreement
- Auditorium walls from aerated concrete blocks, height to roof structure bottom
- Access hatches (1200×600 mm) to ceiling plenum
- Complete filling of voids around fixtures, columns, and beams
- Sound insulation with 100 mm mineral wool boards, density 50 kg/m³
Ceiling
Ceiling plenum above auditoriums minimum h=1.0 m for utility routing, with suspended system for acoustic ceiling mounting.
Design maintenance walkways above all auditoriums and cinema complex areas according to building codes. Provide access hatches and ladders from projection rooms or evacuation corridors.
Suspended false ceiling system: horizontal steel profile frame with 1200×1200 mm grid, suspension spacing determined by roof truss spacing. Support acoustic panels, design elements, and lighting with approximate load 20 kg/m².
Ensure auditorium thermal and acoustic seal integrity in false ceiling design.
Floor:
Amphitheater metal structure flooring according to recommendations. Amphitheater design with vibration and sound insulation under structural elements, considering technical spaces below.
Amphitheater floor elements and floating screed installation details. Provide exit vestibules with panic hardware doors and closers.
Technical zone design according to technical space standards:
Projection Room
Account for technological equipment loads in structural design. Equipment loading opening provision. Avoid plumbing pipes and air ducts in projector ceiling, wall, and floor areas.
Ventilation Rooms
Additional sound insulation for walls adjacent to auditoriums. Floating foundations for ventilation equipment and chillers.
Room Finishing Requirements
Spaces divided into standard finishes and design finishes. Design finish areas: cinema bar, auditoriums, lobby. Prepare finishing schedule with:
- Reinforced leveling screed or concrete floor slab ready for final flooring
- Waterproof screed in wet areas
- Reinforced screed in auditorium area between first row and screen
Other room finishes according to finishing schedule in Appendices 9 and 11.
Railing and glazing barriers: include dimensions, embedded parts, configuration, and materials considering design project. Account for 100 kg/m² design element loads in structural calculations.
Avoid routing pipelines (including stormwater!), supply/exhaust ducts, and smoke control air ducts through auditoriums. Design loading zone from parking via lift with minimum 150 kg capacity to food service areas.
SITE PLAN
Parking
Design parking according to current regulations. Design building access roads, parking entrance/exit, and loading zone access for commercial and passenger vehicles. Develop wayfinding, advertising, and information system with logo placement locations.
Specifications
Above-ground exterior walls: composite three-layer construction:
- Type 1: non-load-bearing, 250 mm aerated concrete blocks. Insulation: 180 mm mineral wool boards. Exterior: ventilated facade with metal panels
- Type 2: load-bearing, 250 mm reinforced concrete. Insulation: 180 mm mineral wool boards. Exterior: ventilated facade with metal panels
Masonry with cement-sand mortar. Minimum end block length ≥ 11.5 cm at openings and corners.
Connection between exterior aerated concrete walls and concrete structures using galvanized perforated steel strips, anchored to concrete and masonry.
Insulation board attachment with flexible anchors, spacing not exceeding 600 mm horizontally and 450 mm vertically. Additional anchors around openings and building corners at 300 mm spacing.
Provide ventilation openings in upper and lower cladding panels. Test anchor pull-out strength before facade system installation.
Exterior windows: aluminum with double glazing. Interior windows: plastic with single glazing. Exterior glazing: aluminum with triple glazing. Interior glazing: aluminum with double glazing.
Ground floor and interfloor slabs: 220 mm monolithic concrete. Floor composition includes:
- Thermal and acoustic insulation
- Waterproofing in moisture-prone areas
- Reinforced cement-sand screed and floor covering
Flat roof with internal drainage. Parapet from monolithic concrete or aerated blocks. Ventilation shaft extensions: 120 mm brick exterior, 100 mm mineral wool interior insulation.
Roof access rooms from staircases: monolithic with ventilated facade, flat roof. Partitions: 200 mm aerated concrete blocks or drywall systems on metal framing.
Construction Recommendations
Kitchen, locker room, shower, and technical room partitions: 120 mm solid brick with reinforcement every 3 rows. Restroom partitions: specialized sanitary partitions.
All partitions stop 20 mm short of ceiling, gap filled with foam. Building plinth: granite tiles on framing system.
Openings under 200 mm in walls can be cut on-site. Utility niches, shafts, openings, and technical door installation after utility routing completion.
Utility penetration openings through internal walls and fire-rated partitions sealed with non-combustible mineral wool and plastered. Floor screeds slope toward drains in areas with floor drains.
Final material quantities determined by contractor according to work methodology. Coordinate with structural and plumbing drawings.
Waterproofing extends up walls in wet areas. Floor slope i=0.005 toward drains. Protect plastered corners with metal profiles.
Access panels for utilities installed in partitions as needed. Inspection hatches on vertical utilities at 1.0 m height from floor level. Stair treads finished with non-slip ceramic tiles.
All restroom stalls equipped with inward-opening doors with interior locking. Utility penetration openings not shown on plan fragments.
